• The landlord requires possession within 15 days for all vacant homes, unless otherwise stated or subject to HOA approval requirements.
• The resident pays for all utilities including electricity, water, lawn, pool, pest control, etc.
• We Require 1st Month’s Rent and Security Deposit.
• Depending on your credit score we may require last month’s rent. 700+ Credit score and there is no advance last month required. We use the combined average score of all applicants.
• Pet Fee is $500/year per pet or $50/month per pet.
• The lease administration prep fee paid by the Tenant is $300.
• There is a $100 application fee per adult (all occupants 18+ must complete an application). The application fee is non-refundable.
• Renters Insurance is required (minimum coverage requirements apply).
• A PetScreening.com profile must be completed with each application.
• Prospective Tenant will need to Provide: 1. Verifiable income of at least 3 times the rent 2. A valid government-issued photo identification 3. The last 3 months’ pay stubs 4. The last 3 months’ bank statements. 
• If there is an HOA:
  1. Tenant will need to sign an HOA Addendum agreeing to abide by all HOA rules & regulations specific to that HOA.
  2. Tenant is responsible for paying the HOA Application fee.

  3. The HOA approval may delay your move-in date.
  4. If the HOA requires a deposit, the Tenant will be responsible for paying the HOA deposit.
  

• HOA Application: All lease applications require a $100.00 non-refundable application processing fee payable to Faircloth Estates Homeowner’s Association, Inc. The application must be submitted at least 20 days prior to the commencement of the lease term.
