Rental Criteria

Ready to rent with APPM? Review our rental requirements and minimum standards before starting your application.

  • Each adult applicant (18+) needs a separate application. There’s a non-refundable $100 application fee per applicant.
  • 12-month Lease on all properties unless otherwise stated in the property description.
  • The landlord requires possession within 15 days of application for all vacant homes.
  • There is a Rush Move-in Fee of $300 for expedited move-in requests.
  • Please do not apply unless you are ready to take possession within 15 days.
  • You don’t have to move in on this date; you need to pay rent starting on that date.
  • The resident pays for all utilities, including electricity, water, lawn, pool, pest control, etc., unless otherwise stated in the property descriptions.
  • We Require 1st Month’s Rent and Security Deposit.
  • A credit score of at least 600 is required.
  • Depending on your credit score, we may require last month’s rent. If the average score of all applicants is 700+, we waive the advance last month required. We use the combined average score of all applicants.
  • The lease administration prep fee paid by the Tenant is $300.
  • Renters Insurance is required (minimum coverage requirements apply).
  • Required documents:
    • Valid government-issued ID and Social Security Number.
    • The last 3 months’ pay stubs
    • The last 3 months’ bank statements.  
    • Proof of income: All occupants’ combined gross monthly income must be at least 3x of the monthly rent.
    • Pet profile on allprorealty.petscreening.com with a photo (if applicable).
    • Qualification: Based on a tenant screening score from a 3rd party, considering factors like credit history, income, debt, etc. (not solely your FICO score).
  • If there is an HOA:
    • Tenant will need to sign an HOA Addendum agreeing to abide by all HOA rules & regulations specific to that HOA.
    • Tenant is responsible for paying the HOA Application/Processing Fee.
    • The HOA approval may delay your move-in date.
    • If the HOA requires a deposit, the Tenant will be responsible for paying the HOA deposit.
  • Please note:
    • All Pro Property Management will continue to accept applications until we have an approved tenant.
    • You’ll be notified via text and email of your application results and placement once it’s complete.

Please note that we do not process the application until we have received the $100.00 application fee per applicant and all the information for everyone 18 and over.

Heads up! Your application progress won’t be saved if you close it while filling it out.
All data is cleared for privacy and security.

Application status updates will be communicated through email or text message. We acknowledge your eagerness to receive updates on your application, but kindly refrain from excessive  text or phone calls to our offices as it may impede the approval process. Rest assured, we are committed to promptly reviewing your information and delivering a final decision as expeditiously as possible.

How much is the application fee?

There is a $100 application fee for each person 18 and over living in the home. This fee is non-refundable regardless of the screening outcome.

What happens if there are multiple applications on the home I am applying for?

APPM accepts applications until we have an approved tenant. You’ll be notified of your application results and placement once it’s complete.

How do I find out my application status?

We’ll send an email confirmation with your application status, typically in 1-3 business days after the application is complete.

What are the next steps after I apply to rent a home?

We’re committed to making this process as easy as possible. If we need any more documents, we’ll reach out to you.

Once we have all documentation, we’ll be in touch.  We will typically contact you in 1-3 business days with a decision.

Could I pay with a credit card for our rent?
Credit card is not an option because of the fees they charge.
How do you handle maintenance requests?

We ask that the tenants submit all repair requests through the resident portal for fastest response. Once a repair request is submitted, all staff members received notification of this request via email. We have staff members in the office assigned to handle and be the point of contact for all maintenance issues.

When does the tenant have to start paying rent?

15 days from the application date, 10 days from the approval date whichever one is sooner.

To Start the Application

Step 1:

Go to our Homes For Rent Page.

Step 2:

Click a listing to learn more about the property.

Step 3:

Click “Apply Now” to start the application.

Step 4:

Fill out the pre-application.

Make sure to click the submit button.

Step 5:

Resident Portal Set up

We will set you up in our system for you to pay the application fee and holding deposit.

Step 6:

Complete Background and Credit Check

We will send you an application link from mysmartmove to complete your background and credit check.

Step 7:

Application Review

We will review your application to verify your qualifications for your approval.

Step 8:

Lease Signing

We’ll prepare the lease and send it to you for your signatures.

Step 9:

Balance Payment and Utilities Set up

Pay all remaining balances on your Rentvine Resident Portal. Set up utilities starting on/before your lease date. Set up your renters insurance. Send all confirmations to All Pro Property Management.

Step 10:

Move-in Day

We will give you access to the property on your move-in day. Make sure to complete the move-in inspection report and send it to All Pro Property Management within 72 hours after moving in.
