How much is the application fee?
There is a $100 application fee for each person 18 and over living in the home. This fee is non-refundable regardless of the screening outcome.
What happens if there are multiple applications on the home I am applying for?
I can't do rently. I don't want to provide credit card and pay a fee. Is there another way?
How do you determine the prorated rent?
As a standard of practice, prorations are determined based on an average 30-day month (365 days in a year divided by 12 months in the year = 30 days). We use the average number of days in a month, to divide the total monthly rental amount and finally obtain the daily rental amount. Here you have an example; For a rent of $1200.00 and a move-in day of the 16th of January, we split $1200 by 30 to get the daily rental amount of $40.00. Then we $40.00 by 16 days that are left in the month (this includes the move in day) to equal $640 of prorated rent.

What are the next steps after I apply to rent a home?
We’re committed to making this process as easy as possible. If we need any more documents, we’ll reach out to you.
Once we have all documentation, we’ll be in touch. We will typically contact you in 1-3 business days with a decision.
How does self-showing work?
We’re committed to making our property viewing options as safe and convenient as possible. You can tour a home at your convenience between the hours of 8:00AM and 8:00PM ET. Simply find the home you would like to visit on this site, and click on “Schedule a Self-Showing” – this will bring you to the Rently website. To proceed:
- Click the “Request Showing” button
- Register and verify your account with a one-time $0.99 charge to confirm your identity.
- To keep you safe and due to COVID-19 protocols all homes are in safe mode so you will not be able to immediately enter the home after you register.
- You will receive a call from one of our team members. They will confirm your registration and send you a code to enter the home through text or email or you may call us at 1 (404) 937-3664 and select Option 1 for leasing.
- After viewing, turn off all the lights, secure the home by locking all the doors, and return the key to the box.
- A viewing survey will be sent to you after your visit. Please fill out this survey.
- When you are ready to submit your application, return to sylvanhs.com, find the property and click on “Apply Today”!
could I pay with a credit card for our rent?
How do you handle maintenance requests?
We ask that the tenants submit all repair requests through the resident portal for fastest response. Once a repair request is submitted, all staff members received notification of this request via email. We have staff members in the office assigned to handle and be the point of contact for all maintenance issues.
